Just thought I would post here as I know that a lot of you guys ride the cool places in the area that are more remote than where most of the mortals go.
My wife and I are going to be relocating to the Manhattan area before the end of the year. We do have horses so we are in search of a house with some acreage (20 acres or more if we can afford it). Because we want to think that the perfect place is out there we'd rather keep it under a 15-20 minutes drive from Manhattan. Looking on the web, it does not look like there are very many places out there or they may be above our means.
I guess what I am asking for, is that as you drive/ride around and if you see a for sale sign on some pasture or in front of some house that seem to have some property attached to it, please let me know, I sure would like to get more information on it.
Thanks for keeping an eye out there for us and be sure that once we moved, I'll join you guys on some of your rides.
Maybe Larry will found something on some muddy roads

In that picture Larry had just checked out a reasonably priced tract of land ... just that access is limited to those times when it is dry (>32*F) or frozen (<25*F). Other than those times you will be riding your horses to Manhattan ...

Is that Larry with the outriggers out on a Wee?
You might check the real estate on CL. I think your cheaper areas will be N of here towards Riley and S towards Council Grove.

Yep that is what I figured, I wish something would come up south on deep creek road or near by, beautiful area!!!

Hi Luc. I think the miles are pretty accurate, but the time is really off. It would be paved roads all the way into Manhattan.
Pretty sure the school district would be Alma schools.
I would think there could be some properties towards Wamego, finding a place with acreage might be a trick.
Another possible area may be on the west side of Tuttle up towards University Park. Seems to be places for sale in that area quite often.... not sure what land might be attached.
There was a place for sale this fall on Hopkins Creek road northeast of Manhattan. I think it was a pretty new home, and was set up for horses. Hopkins creek is the road that starts gravel, and the last mile is unmaintained dirt... one of my favorite. Once you see the coordinates you will remember the location. Maybe once the snow and ice melts off I can take a ride out there.

Yea I love Hopkins creek road, I remember if you go far enough north there is this low maintenance place where I had to turn around once with my 640 when the snow was melting as I was packing in too much mud everywhere. There is actually a place to sell on it I found the other day. It only has 6 acres though mainly wooded though and the house would take a lot of work....
As far as the place I was listing, there is a listing on land watch.com, it is 160 ac though so probably more than what I can swing unless I can find some sub buyers pretty soon. It looks like like $1,800 an acre for pasture which seems a little bit high... USDA # for last year are only in the $1200 range...
If I convince myself that it is a place that we may want it does not cost me to make an offer and the guy to turn it down...
The school district deal is more of an issue in my opinion.
